• QH Spring will mark the southern entry to Quartier Heidestrasse
  • Some 20,000 square metres of rental space for residential, retail and hotel

Berlin, 12 November 2020. The building shell for the QH Spring ensemble in the Quartier Heidestrasse is finished: Today the topping-out wreath for the building ensemble was raised. Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH, participated in the ceremony with close group of people and welcomed those involved in the construction. Due to the corona pandemic, an official celebration with guests was renounced in order to protect people.

Entrance to the Quartier Heidestrasse

As the southern entrance to the new quarter, QH Spring is a link between the older existing structures in the Europacity and the buildings of the Quartier Heidestrasse currently under construction. The use mix is urban, with residential, retail and hotel as well as a child day care centre combined on a total of 19,770 square meters of rental space. The integrated URBAN LOFT hotel offers 180 rooms. Beyond that the location will provide some 260 apartments in three building units, most of which are rent regulated. In the upper floors of the 12-storey residential tower there will be space for privately financed apartments. Five commercial units for retail with spaces ranging from 80 m² to 200 m² complement the use mix.

Regula Lüscher, Berlin Senate Building Director and State Secretary in the Senate Administration for Urban Development and Housing, praised the construction progress on the occasion of building shell completion: “With each cornerstone laid it becomes increasingly clear that here in the Heidestrasse an urban quarter is being created in the best sense of the term: modern, future-oriented and above all anchored in the neighbourhoods. Therefore, also in the case of QH Spring, I have to thank everyone involved in the planning and construction, as it is customary at topping-out ceremonies. East of the Heidestrasse the quarter development of Europacity has largely been completed; the building element “Spring” now forms the southern end of the seven buildings that have been realised by the Quartier Heidestraße GmbH. QH Spring is convincing both because of its architectural quality and its mixed use and the supply of rent-regulated living space. I wish all the construction workers and the developers accident-free building work and rapid completion even after the topping-out ceremony.”

Community and good neighbourliness

Thomas Bergander, Managing Director of Taurecon Real Estate Consulting GmbH, explained on the occasion of the topping-out ceremony: “QH Spring already gives a special topographical accent to the Quartier Heidestrasse. Visitors coming from the Central Station find the entrance to the Quartier here, get a first impression of the use mix following our motto “Mix it like Berlin” and at the same time can be assured that one can live very well, work and enjoy daily life here. Creating community and neighbourliness are our most important objectives. We reach that with the newest technology, smart concepts and good networking of all actors in the quarter. QH Spring creates the urbanity of a capital city, offers the elegance of a trendy hotel, but also the qualities of a local neighbourhood with a child day care centre and courtyards where the residents can retreat.”

Self-confident architecture

CKRS Architekten, the winner of a Europe-wide competition, planned the building ensemble. The design calls for a hybrid block with urban expressiveness. It comprises three building units and an imposing 12-storey tower, offering a wide panorama of the Europacity and Berlin. A common design and façade language joins the building units into one combined entity. The luxurious façade composed of pigmented prefabricated concrete elements creates a self-confident and urbane image. There is a landscaped courtyard in the middle of the building for rest and recreation.

Quartier Heidestrasse: Smart and ecological living and working

The Quartier Heidestrasse creates a multi-faceted, urban city district in a space of some 8.5 hectares right in the centre of Berlin. All forms of modern work, life and living are combined here: The Quartier’s six project components comprise a total of some 199,600 square meters GFA for office and commercial space including a hotel and child day care centre as well as more than 940 rental apartments with approximately 95,400 square meters GFA. The heart of the Quartier – QH Core – will already be occupied in January 2021. By 2023 QH Track and the entire Quartier are to be completed.
